| The Cepaim Foundation and the residents of the 507 municipal houses of Infante Juan Manuel have participated in the preparation of this guide, divided into three blocks | The head of the Housing Service, Paqui Pérez, today presented the "Manual for Coexistence and Use of Municipal Housing", prepared in collaboration with the Cepaim Foundation, on whose behalf the regional coordinator, Pedro López, has attended.This manual, with a design based on the use of images to make it more understandable and accessible, will serve as a guide for tenants of the municipal housing stock to carry out proper maintenance and use of them, preventing their deterioration, as well as the possible coexistence problems that may arise.Neighborhood participationThe mayor Paqui Pérez has reported that "the manual has been carried out with the participation of the residents of the 507 homes, located in the Infante Juan Manuel neighborhood, within the framework of the activities that have been carried out to stimulate community life and promote collective participation to improve coexistence in the environment ".
Said manual of good practices will be extended to the rest of the houses in the municipal park, made up of 1,028 houses distributed in the urban area of ??Murcia - neighborhoods of Infante Juan Manuel and Espinardo - and in 28 districts of the municipal term, as a useful tool information and awareness about the care of the home and the need to observe the rules of coexistence.My home up to dateThe guide is divided into three blocks.
The first of them details the procedures and services that tenants can access according to their needs.
From the technical section, responsible for the maintenance of the homes, they are informed of the repairs that are the responsibility of the service and of the course they must follow to report any incident.
It also informs about other types of procedures that can be addressed from the social section, the area responsible for the relationship with the tenant that tries to respond to other demands that may arise such as resolution of conflicts and procedures related to the reduction of rent, change of housing, subrogations, all with the support and management of the administrative section.Rental commitmentsThe second block includes the commitments that all tenants of municipal housing must assume, since the rental contracts that are signed are affected by the Urban Leasing Law, which implies a series of obligations that have to do with the conservation and proper use of the home, payment of rental fees and return of the home in good condition at the end of the contract or when its use is no longer necessary, as well as the obligation to request prior authorization to carry out works, among other issues.Rules of coexistence and social commitmentThe third of the blocks, which includes the rules of coexistence and community social commitment, constitutes the main part of the manual, as it is the part that includes the fundamental pillar where the foundations of a good neighborhood are laid.
Respect for common spaces, maintenance and cleaning of areas for community use, surveillance of domestic animals and avoiding noise or annoying activities are some of the recommendations that this guide contains at the request of the neighbors who participated in its preparation.Information pointThe manual, which also includes several annexes on the possible consequences of non-compliance with certain regulations and the repairs to be carried out by tenants, will be distributed at the premises owned by the Housing Service in one of the blocks of the 507 homes of the Infante Juan Manuel."An informative, close and pedagogical point, from which to be able to bring the content of this guide closer to the neighbors and facilitate compliance with the rules," explained the Councilor for Housing, who has insisted on the need to "strengthen the mechanisms for solve the problems derived from coexistence through this effective tool for transmitting information and coexistence values ??that we will also distribute among the rest of the tenants ".
