The development of the Partial Plan ZM-Br1 will allow the creation of a green space of almost 85,000 square meters belonging to the future Western Metropolitan Park (17/01/2020)

The Government Board has approved the submission to public information of the Partial Plan ZM-Br1 of Barriomar that will allow obtaining the necessary land for the creation of the future Metropolitan Park West, within the strategic project of the Government Team, South Connection.

The scope of action affects a total of 491,495 square meters of which 244,048 square meters are in the public domain.

In total, 84,361 square meters of the general systems included within the scope will be destined to the future Western metropolitan park (which will occupy a total area of ​​300,000 square meters) and will have a project that respects the natural situation of the river and is integrated into the proposed lines of environmental recovery and transition of Murcia Río.

Most of the remaining general system (45,454 m²) corresponds to a high-capacity communication artery, the future Barriomar variant that will link with each other and communicate the sector with Avenida Ciudad de Almería (Alcantarilla road) and the highway El Palmar, being its main entrance.

This artery will have a future continuation until the South Round.

To avoid the congestion of the main entrance, it is proposed to diversify the accesses through secondary links such as the connection to the Badel road and the Gilandario lane.

This completes the primary road network of the entire area between the Alcantarilla road and the A30 motorway.

As for the management and distribution of uses, a large north-south boulevard is established in the center of the new management through the provision of local green areas that create a pedestrian promenade that links the urban centers located on the periphery of the sector.

The rest of the landscaped areas are distributed evenly throughout the sector.

Next to the A30 motorway, a linear protection band is arranged, seeking to keep all residential areas off this highway, thus avoiding noise pollution generated by the road with the provision of equipment, green areas and tertiary areas in the nearest areas.

With the same criteria, in the vicinity of the Barriomar Variant, green protection zones have been proposed to act as an acoustic filter and protect both existing and projected buildings.

Residential use is established throughout the area, with the highest buildings supported by the main road network on the north-south axis, in turn forming a large pedestrian walk through the interspersed green areas.

The heights of multi-family residential buildings range from 4 to 8 floors.

The type of modular block and the number of heights allow an economically adjusted construction as the sector will foreseeably go to homes with popular price.

Terraced single-family housing areas are also projected, especially in areas in contact with urban land and a small area of ​​isolated single-family homes to maintain several existing buildings on the western edge of the sector.

Commercial use is established in two modalities: an isolated commercial on an exclusive use plot and the usual commercial use on the ground floor of collective dwelling buildings.

From the first modality, five plots are projected, located in suitable places due to their proximity to fast roads or for having this use at present.

The use is tertiary, thus including not only commercial but also hotels, offices ...

As for public facilities, a large sports equipment will be created in several plots to the east of the sector next to the A-30 motorway and a large equipment to the west in the housing concentration zone.

In addition, according to the legislation, sufficient public car parks are available to meet the standard of one space for every 100 m² built.

Most of the necessary places are arranged in the road network.

Likewise, the use of underground parking is also established in a public space.
